This pet friendly, studio apartment in Vancouver is available for rent immediately. The cost is $1,800 per month. Adrian Court Apartments is a small, family run business that has been in the Mount Pleasant community for over twenty-five years.

There are only six apartment units in this two-storey building. With plenty of shops and parks nearby, we are conveniently located on the corner of East Broadway and Prince Edward Street. The address of our building is 389 East Broadway in Vancouver.

The unit available is a first floor corner unit with laminate flooring throughout (no carpet). It is a corner unit with high ceilings and a window that opens allowing plenty of natural light inside the apartment. It is best for one person.

The unit is not a basem*nt and is above ground. It is on the first floor with easy access out of the building. It is a traditional, studio style apartment where you have your own entrance and do not share anything with other tenants in the building. We have also installed a new electronic lock so you have the option of a keyed or keyless entry.

Directly in front of the property is a bus stop at Westbound E Broadway @ Prince Edward St (Stop ID: 50849) where #8 takes you Downtown and #9 to Granville Street.

Across the street is Kingsgate Shopping Mall (www.kingsgatemall.com) where there are ample stores and amenities including a barber, bank, pharmacy, grocer, community centre and liquor store. Along the street you will find more restaurants and businesses along the block including sushi, pho, pizza, and nail/hair salons. Guelph Park/ Dude Chilling is within walking distance (one block away).

If you drive, there is unrestricted street parking on the side of the building, on both sides of Prince Edward Street and around Guelph/Dude Chilling Park.

The unit has a living room, kitchen area, and private bathroom. The living room has one large window that opens and a ceiling fan. The window has newly installed blackout blinds.

The kitchen has a sink, with a pull out dual mode faucet, fridge/freezer, cabinets, electric stove/oven, and range hood fan (new).

The bathroom has a full bathtub and shower, sink vanity (new), and toilet. We have installed a new Moen pull out magnetix shower head.

We also have a small, covered common area behind the building. It has a bike storage area that is monitored with a security camera system that is kept locked.

The Fine Print:

All applicants are required to fill out an application form where proof of income, character reference, and previous landlord references are checked. All applicants [and their pet(s)] must be able to meet in person to be considered.

We are seeking long-term tenants. We offer a one-year fixed term lease with the opportunity to renew. To give you an idea, the previous tenant lived in this unit for several years.

Unfortunately, we are only able to accommodate non-smokers (of any kind) due to our current insurance policy. Our policy also requires tenants to have renter’s insurance.

Although we are pet friendly, we require pet references which include one from a veterinarian and previous landlord. This is to make sure your pet is healthy and the right fit for Adrian Court (non-aggressive). As this is one of the few apartments in the area that are pet friendly, we are unable to accept any pet(s) that is/are aggressive to humans or other animals. Please consider that all tenants in this building have either a small cat and/or dog. We also require a pet deposit regardless of size or age and a separate pet policy to be signed (made by the SPCA).

As each unit has their own hot water tank and electric meter, the utility bill is the responsibility of the tenant (not included in the monthly rental price). There is only one utility (BC Hyrdo) which is based on usage.

Please note that the unit is unfurnished and does not have an elevator (there are two floors).
